commercial projects
A&B is an experienced, fully bonded and insured contractor. Over the years we've accumulated a deep understanding of system design and operating concerns. It is this experience that allows us to work alongside your architectural and engineering resources when developing options for your new construction or retrofit mechanical project.
The State of California has also mandated design, construction, and operating criteria for HVAC systems through title 24 and other state initiatives. Our understanding of this environment and LEED criteria, is one of our strengths in assessing your short and long term exposure to compliance. In the short run, state initiatives are not universally enforced by all the different city and county agencies but understanding the risks is key for our customers. Another critical factor is what organizations can afford to comply with.
We are best suited for jobs below $5 million in value that require Union or prevailing wage companies to bid on. In addition, A&B has WBE status (woman owned company) which can also help organizations meet different contracting requirements or initiatives.
tenant improvements
Upgrading mechanical systems can be a challenging process especially when our customer staff continue to work in the building. This brings specific challenges to those who manage daily operations. Quality, ability to meet deadlines & production schedules, and flexibility are all qualities demanded by our Bay Area clients.
A&B has working strategies to minimize disruptions if a project needs to be completed during work hours but we will also complete projects after hours and on weekends. Working in close proximity to your staff makes it imperative that our personnel are clean and professional. We will work on expedited schedules if required to get your organization back to normal which frequently has a significant productivity and economic impact.
Our experience allows us to design with efficiency and installation in mind which has many benefits to our clients. If a project is clearly out of our direct expertise, we will immediately find the best solution from our extensive partner network. We recognize many facility managers have existing working relationships with tenant improvement companies but if you are looking for a different perspective on your project, our team would enjoy the opportunity to have you experience our approach and design capabilities.
complete maintenance
Ongoing maintenance can take many forms – filter changing and visual inspections through to "Quality Energy Management" maintenance programs. We recognize that many facilities have qualified in-house personnel to satisfy basic system maintenance needs but in more recent times, with budget cutbacks, it has become more difficult to keep up with maintenance and repairs with existing staff. A&B believes in a partnership approach to supporting in-house mechanical departments.
With this in mind, A&B understands and can bring significant experience and objectivity to maintaining systems. We believe a more complete approach to maintenance should improve the life of a piece of equipment, maintain standard levels of efficiency, and consider seasonal tuning opportunities of the system.
Ultimately, our approach targets energy efficiency rather than simple maintenance. Our custom support, energy management, and planned maintenance programs are designed to consider both an organization's building, in-house expertise, and budgetary requirements.
on call service
Service calls mean one thing – equipment is not working properly and it needs to be fixed. Years of working with our loyal customers have allowed us to find out what commercial and industrial facility managers demand – highly qualified mechanics that are able to troubleshoot and fix equipment right the first time.
Our union trained and certified Journeyman mechanics understand the trade-offs facing those who are responsible for maintaining facilities and managing ever shrinking budgets. While the use of Journeyman can marginally increase an individual service call repair, it ultimately lowers operating costs because of the thoroughness of our mechanics and our willingness to stand behind our work.
Individual costs to repair are important but overall cost to operate can be even more compelling. Understanding when a quick fix is required or when a longer-term approach is needed should be properly put into perspective for person accountable for cost controls. Our ability to simplify the issues and provide insight into options available to the facilities management team is one of our strengths. A&B is not factory affiliated with any one manufacturing which gives us our broad experience and troubleshooting ability.
